The company has run off most of the thinkers that got ARC to the top of the game. The company has "yes people" left over that are so scared of Brad Valka that they cannot even think for themselves. The system they have in place for running things has some minor kudos, but for the most part you can't run your properties or team because you're filling out a redundancy of lifeless/useless forms for Brad. The field if you haven't realized it yet IS YOUR COMPANY. Corporate cannot run a property. Look at Colonial Gardens which was a premium property for the original owner, old ARC and new ARC. The property looks like a ghetto. Why? Because....the company had 50 properties that could be micro managed by BV and the rest, but now you have a huge company (220 properties?) that has put the company in over their head. I've toured several old ARC properties and they've almost all went into decline appearance wise. Some have improved as I'm not going to be a liar about things. Most of the managers, asst managers and maint staff with ARC had been with the company for anywhere from 2 - 12 years. A few even from the beginning. The turnover rate mention does not even cover the 6-8 managers in a year or so with this company where I was. They run their people and treat them like another company I'm familiar with. RHP has had many many very skilled veteran managers run to the hills and find other work. Unfortunately from a job they used to enjoy and became to dread. I worked usually from 8 am until 9 pm - 11 pm and occasionally until 1 am - 3 am just catching up with forms and bull crap. The new invoice process is an extreme joke and takes 3-4 times as long to get one invoice in the system. Then they don't pay the vendor!! How about them apples. One time I had three vendors that hadn't been paid on invoices from August 2014 and it was March 2015 even after multiple submissions. They paid some newer invoices before they paid past due ones all the time. When you don't just pay your bills, but pick and choose, it's like lying where you have to remember what you said or did.
